Cannes is one of the most internationally recognised addresses on the French Riviera. It is also one of the most layered — a market that operates simultaneously at the level of global visibility and deep local discretion.

Behind the Croisette and the festival calendar, there is a prime residential market that functions on entirely different terms. The most significant properties here are never publicly listed. They move through the right conversations, at the right moment, between the right people.

The Cannes prime market

The Cannes residential market divides clearly between the visible and the private.

The visible segment, apartments on the Croisette, penthouse residences above the Suquet, properties marketed internationally during the festival season, is competitive, well-documented, and broadly accessible through traditional channels.

The private segment is something else entirely. Properties on the Californie hillside, villas above Super-Cannes, estates on the peninsula between Cannes and Antibes, these assets rarely surface publicly.

 

Their owners have no need for exposure. They transact when the right introduction is made, not when a portal generates an enquiry.

Cannes prime prices range from €8,000 to €25,000 per square metre for exceptional stock, with the Californie and Super-Cannes hillsides commanding consistent premiums for sea view and privacy.

 

The off-market share above €3M is estimated at 25 to 35%, driven by sellers who are protecting both lifestyle and the discretion of their personal circumstances.

Californie and Super-Cannes

The Californie and Super-Cannes hillsides represent the most sought-after residential addresses in the Cannes market and the most discreet.

Belle Époque villas, contemporary estates, properties with land and unobstructed sea views across the Golfe de la Napoule to the Estérel. The stock here is finite and the turnover is low. Properties that do reach the market, even privately, attract qualified international buyers within weeks. The buyer profile on these hillsides is predominantly British, Swiss, and Scandinavian, buyers seeking year-round residency or a serious secondary address with genuine privacy and infrastructure.

Cap d'Antibes

The Cap d'Antibes peninsula sits between Cannes and Antibes and operates as one of the most consistently prime addresses on the entire Riviera. Its Garden of Eden, the protected wooded interior of the peninsula, contains some of the most exceptional private estates in France.

 

New construction on the Cap is effectively impossible. The stock is fixed, the views are non-replicable, and the buyer who acquires here understands that they are purchasing something that cannot be created again.

 

Prices for prime sea-frontage properties have consistently exceeded €30,000 per square metre, with exceptional estates transacting significantly above that level.

The off-market share on Cap d'Antibes is among the highest on the Riviera comparable to Cap Ferrat. Properties here are introduced privately, between people who have spent years building the right relationships.

Mougins and the arrière-pays Cannois

Twenty minutes from the Croisette, Mougins occupies a position in the Cannes hinterland that serious buyers consistently discover and rarely leave.

The plateau de Mougins offers stone properties, olive groves, and a quality of life that the coast itself cannot provide, combined with direct access to the infrastructure of Cannes and Nice-Côte d'Azur airport. Properties here range from restored Provençal mas to contemporary architect-designed estates, typically on land parcels that the coast stopped offering decades ago.

Prices range from €3,000 to €12,000 per square metre depending on position, views, and condition — representing genuine value against equivalent coastal stock. The off-market culture here is strong: many of the most interesting properties have never been formally mandated.

Théoule-sur-Mer and the Estérel

Between Cannes and Saint-Raphaël, the Estérel massif and the commune of Théoule-sur-Mer represent one of the most consistently undervalued segments of the Riviera prime market.

Protected landscape, the Massif de l'Estérel falls under strict environmental classification that prevents any meaningful new construction. Direct coastal access, sea views that extend to the Îles de Lérins, and a level of natural privacy that is genuinely rare. Properties here change hands very quietly, between buyers who understand what they are acquiring.
