I created Lemon Properties with a conviction that has never wavered since : that the real estate market at the highest level deserves a completely different kind of service.
Not an agency that accumulates mandates. Not a structure that measures its success in volume. But a private practice built around one principle : the quality of every introduction, every conversation, every decision made on behalf of a client.
Before founding Lemon Properties, I spent years in wealth advisory. Complex dossiers. Families managing patrimoine across generations and jurisdictions. Decisions that carry consequences long after the signature. That experience taught me something that most real estate professionals never learn : that a property above €3M is never just a property. It is a patrimonial decision and it deserves to be treated as one from the very first conversation.
The Côte d'Azur is a market I know intimately, from the Monaco corridor and its fiscal logic, to the Var hinterland and its bastides that have never needed a portal to find their next owner. I chose this territory not because it is beautiful, though it is. But because it is one of the most complex and underserved advisory markets in Europe.
There are many agents. There are very few advisors who understand what discretion truly means and what it protects. Lemon Properties was not founded to be the biggest. It was founded to be the most trusted.

What discretion means to me
Discretion is not a marketing position. It is a philosophy and a responsibility.
When a family entrusts me with the sale of a property they have held for twenty years, they are not simply asking me to find a buyer. They are asking me to protect the story of that asset. To ensure it passes to the right person, in the right conditions, without exposure, without history, without the theatre of a public process.
When a buyer comes to me looking for something that doesn't appear anywhere, they are placing their trust in my network, my judgment, and my ability to connect them to the right property before anyone else knows it exists.

Lemon Properties holds 15 properties under private mandate. €101M in assets. Not one appears on any listing site. That is not a coincidence. It is the result of a deliberate choice : to work with fewer clients, better, and to protect the value of every mandate we hold.
A network built on patrimonial trust
When I founded Lemon Properties, I made a deliberate choice : to build my professional network around wealth advisors, private bankers, and tax attorneys, not traditional real estate agencies. The distinction matters.
A colleague in wealth management who refers a client to me is not making a real estate referral. He is extending his own professional credibility to someone he trusts to handle that client with the same rigour and discretion he would apply himself. That standard shapes every engagement.
Our partner network spans private banks in Switzerland, Monaco, and Luxembourg ; tax attorneys specialising in Franco-international patrimonial structures ; and notaires with established practices in high-value cross-border transactions. These are not directory contacts, they are professional relationships built over years, across jurisdictions, between advisors who hold each other to the same standard of excellence and confidentiality.

What I am building
The vision behind Lemon Properties is simple to state and takes years to build : to become the reference for off-market real estate advisory between Menton and Saint-Tropez, and beyond.
Not the largest. Not the loudest. The most trusted.
I am building a practice where the best sellers think of Lemon Properties first, not because of advertising, but because of reputation. Where the most demanding buyers know that if a property exists on this coast and hasn't been listed, we probably know about it.
Where wealth managers in Geneva, London, and Luxembourg have one name they give their clients when they ask about the French Riviera.
We are extending that practice to Paris and Courchevel, not to grow for the sake of it, but because the clients we serve have assets in those markets too, and they deserve the same quality of advisory they receive on the Riviera.
The future of luxury real estate is not in more listings, more portals, more visibility. It is in less, but better. Fewer mandates, handled with more depth. Fewer introductions, made with more precision. A smaller number of transactions, each one done properly.
That is the vision. That is what I am building.
A human-scale practice
I made a choice early on that I have never reconsidered: to keep Lemon Properties deliberately small.
Not because of a lack of ambition. But because I understood that the quality of service I wanted to deliver, genuinely personalised, genuinely discreet, genuinely expert, is incompatible with volume.
Every client who comes to Lemon Properties speaks directly with me. Every mandate is handled with the full weight of my attention and my network. There are no junior associates presenting properties they have never visited. There are no files that fall between the cracks of a large organisation.
This is a human-scale practice. It will remain one.
What scales is not the headcount : it is the depth of the relationships, the strength of the network, and the quality of the outcomes for the people who trust us with their most significant assets.
